Public hearings are held jointly by the Planning & Zoning Committee and the Board of Adjustments in Room 265 of the Waushara County Courthouse on a monthly basis, typically on the third Thursday of the month at 7:00 p.m. Applications for public hearings can be completed with the assistance of our staff in the Zoning Office (Room 266, Waushara County Courthouse).

Conditional Use
Conditional Uses (also known as special exceptions) are land uses that are specified in the Zoning Ordinance that require special care and review before they can be established. They are decided upon by the Waushara County Planning & Zoning Committee following a public hearing. If such applications are approved, they may be conditioned on reasonable requirements as established by the Committee.

Variance Requests
A Variance
is permission granted by the Waushara County Board of Adjustments for relaxation of a dimensional standard required in the Zoning Ordinance, such as a request to construct a building closer than the required setback. Because an ordinance cannot anticipate every land use situation that will arise within the county, there needs to be a way to give the ordinance some flexibility. It is the responsibility of the person applying for a variance to prove to the Board of Adjustments that a variance is necessary.

Zone Changes
When a proposed use is not listed as a permitted or conditional use in the existing zoning district, a
Zone Change is necessary. They are decided upon by the Waushara County Planning & Zoning Committee at a public hearing. If such applications are approved, they are referred to the Waushara County Board, and if approved, are then forwarded to the Town Board for their vote. If the application is denied by either the County or the Township, the application process ends. The Zone Change is complete only when an affirmative vote has been given by all three levels and the Town Board decision has been filed with the County.
